EIRE Systems is seeking a Senior Project Manager(IT/Facilities and Data Center Infrastructure projects) to lead the end-to-end delivery of mission-critical data center fit-out projects in Japan. Acting as the single Network/IT technical point of contact and owner's representative project manager, you will partner with our managed service provider team to drive projects from planning through handover — bringing best-practice expertise, technical leadership, and a commitment to safety and quality at every stage.

What You'll Do
Lead end-to-end delivery of data center technical fit-out projects, supporting the Regional PM from planning through handover to Operations.
Act as the primary NW/IT point-of-contact and our clients’ representative Project Manager, connecting local and cross-functional teams across the Client's organization.
Manage stakeholders —General Contractors, Architect Engineers, Telecoms Contractors, 3rd party contractors, and Client operations teams — keeping everyone aligned to scope, budget, and schedule.
Drive schedule and materials management for campus and server-side network rooms, server floors, cluster fit-outs, fiber routing, cable trays, rack layouts, and connectivity, including owner-purchased materials.
Propel procurement — vendor pre-qualification, bid management, evaluation, and recommendations. Coordinate with procurement teams to ensure all guidelines, best practices, and procedures are followed.
Oversee commercial, cost, and contract management, including change orders, claims, payment applications, and site-level contract administration.
Manage risk and quality meetings and reviews, manage procedures for obtaining permits and approvals, and support commissioning, EHS, and documentation controls, across the project lifecycle.
Lead inspections, site walks, punch list clearance, and closed loop learning to ensure safe, high-quality delivery.
Maintain project controls and reporting using tools, aligned to Client's standards (such as PEP, constructable schedule, procurement strategy outline, Project Manual compliance).
What You'll Bring
Professional level English and Japanese language ability to interface with both local contractors and global Client teams.
Proven experience as a Project Manager delivering data center, IT infrastructure, and/or mission-critical facility fit-out projects.
Hands-on experience functioning as the owner's representative and Network/IT infrastructure technical point-of-contact on large-scale construction or fit-out projects.
Strong technical knowledge of data center infrastructure — campus and server-side network rooms, server floors, fiber cable routing, cable trays, rack layouts, connectivity, and other IT/facilities components.
Demonstrated capability across commercial, cost, contract, risk, procurement, quality, and commissioning management.
Excellent stakeholder management, communication, and leadership skills.
Eligibility to work full-time in Japan AND willingness to commute to the work-sites (primarily Inzai in Chiba, Japan)
Nice to Have
Experience with hyperscale or enterprise data center programs.
Familiarity with construction permitting and authority engagement, specifically in Japan.
Working knowledge of CAD/BIM environments and Japan-applicable EHS frameworks.
PMP, PRINCE2, or equivalent certification.
Working Conditions
Based in Tokyo, Japan with regular onsite presence at data center construction and fit-out sites.
Site walks, inspections, and surveys are part of the role; PPE will be required.
Extended hours may be needed during critical milestones, commissioning, and handover.
